Tenant Frequently Asked Questions

  • Can you hold a place before I apply?

    No. Once you apply and your application is approved you will be notified to sign your lease agreement and pay your reservation fee within 24 hours.
  • Do I pay first month’s rent and last month’s rent with my security deposit?

    We collect the reservation fee once your application is approved. Once the lease signed, the reservation fee is applied to the security deposit. Upon the date of possession we collect 1-full month's rent, plus any applicable lease signing admin fees and/or fees associated with the property.
  • How old do you have to be to apply?

    You must be 18-years old. Anyone who will be residing in the house who is 18-years old or older must complete an application.
  • Is the deposit refundable?

    At move out we deduct for any damages and cleaning that is needed. The deductions are based on the cost of the services completed by the licensed vendors.The security deposit, cleaning deposit and pet deposits are fully refundable unless noted otherwise in the lease agreement. Admin fees and reservation fees are not refundable.
  • Who needs a cosigner?

  • You have a property I want to rent. How do I apply?

    Read through our rental criteria and then go to the rental tab, find the property you want to apply for and click “apply now”.
  • How do I pay rent?

    We prefer our residents to pay rent online through the tenant portal. If you are unable to make an online payment, please drop off or mail a check or cashier’s check to: Cadaci Realty 16165 N. 83rd Avenue #200, Peoria, AZ 85383. Additional processing fees may apply for payments made by check.
  • I want to get a pet. What do I do?

    Please send us a message through your tenant portal and your property manager will get in touch with you. Be prepared to communicate clearly what type of pet you want to add to the lease including the breed and size of a dog. If the property allows a pet, we require all tenants to complete a pet addendum. We will require extra deposits and/or fees and/or pet rent. Your property manager will review the requirements for the property are you are renting.
  • I want to move out, but my roommate wants to stay. What do I do?

    Contact us through your tenant portal. The remaining roommate(s) must submit current paystubs-the most 2 recent pay stubs for the current year. Upon approval for you to be released from the lease, a Contract Change Form will be sent to all tenants from Docusign. An admin fee will be added to your tenant ledger for Cadaci Realty to complete this service. This must be paid and the Contract Change Form must be signed by all parties in order to remove and/or add tenants to the existing lease.
  • My lease expiration is coming and I want to move out. What do I do?

    Contact Cadaci Realty through your portal to give written notice. All tenants who are on the lease must give notice to vacate. Your lease requires that notice shall be given on or prior to the las rental due date of the original term. If the lease is on a month-to-month basis, notice shall be given 30 days prior to the periodic rental due date.
  • Who is responsible for paying for repairs & maintenance requests?

    Refer to your resident handbook for details on repairs and maintenance issues.
