Am I required to make my property available to Section 8?
In some Cities you are required to participate. We are happy to discuss this with you. Section 8 applicants are processed the same as any other applicant and must meet the rental requirements for the property they are applying for. -
Are you licensed?
Yes, our Brokerage is licensed and all of our property managers are licensed Realtors in the state of Arizona. -
Can I reach you after hours?
Yes, once you are one of our management clients you will have our after hours cell phone contact numbers. -
Can you put the money directly into my account?
Yes, we prefer to send your monthly rent proceeds via ACH deposit directly to your checking or savings account. -
Do I get to see the lease or sign it?
As your Agents, we will sign the lease and upload an executed copy to your owners portal for easy reference. -
Do you sell real estate too?
Yes, we are a full service Real Estate Brokerage. We can help you sell your investment property when the time is right or help you with acquisitions to add to your portfolio. -
How and when do I get my checks?
Checks will be mailed or available at the office for pick up. Most owners prefer ACH deposits. -
How is rent collection handled?
All rents are due on the 1st of the month. Tenants can pay the rent in person, by mail, bank bill pay or online through their tenant portal. -
How long of a lease do you sign?
Most leases are for 12 months unless it is a vacation rental. -
How much security deposit do you charge the tenant?
Security deposits are usually equal to one month's rent. -
How soon can you start managing my property?
We can start immediately! It takes 24-48 hours to onboard your property and begin marketing. -
What type of properties do you manage?
Long term rentals (12 months or more), short term rentals 1-4 months, and vacation rentals ranging from 2 days to 30 days. -
What type of reports do I get and how often?
Your owners property management statement will be published to your owner portal once a month, on the last day of the month. A year end summary statement is also available at the end of the year. -
Who holds the tenant security deposit?
The tenant’s security deposit is held in our Broker’s Trust Account. -
How do you handle Arizona Rental Tax?
Arizona Rental Tax has been repealed and is no longer charged to tenants or collected. -
Does my property need to be registered as a rental property?
Yes, all rental properties must be registered with the Maricopa County. If you are an out of state owner, you must assign a local Statutory Agent. We can be your Statutory Agent. We will send you the link and instructions on registering your rental property with Maricopa County. -
How do you document my property condition?
We take 150-200 photos of the property in the initial onboarding phase. Each time we visit the property we will add photos to the property photo library. New photos are taken at each move out and before each move in. Repair photos are also taken and added to the property photo library.
We also have a professional inspection done at least once during the lease term and that includes photos and condition of the property.
